Preparations, Safety and Procedure Guidelines

Duties of Sinclair Construction

        Once start date is known a schedule will be provided for setup for re-roofing and the buildings being re-roofed. 

      A QR code will be embedded into this guide that will allow members to go straight to a web page at Sinclair setup specifically for Sterling Place.  The web page will include contact information for staff, as well as the roofing schedule, and at least weekly updates (typically daily) on the progress of the job, and any adjustments to the schedule. 

      A sign will be posted near the pool area with a QR code that takes residents directly to the web page for Sterling Place. 

      All materials will be stored out of the way, but within reasonable distance of residence being worked on.

      Refuse containers will be set close to the residence being re-roofed. (This will require a few parking spaces). 

      Residents will be informed of the area needed for time and date of their home/building being re-roofed. We will do our best to accommodate everyone’s needs for parking. 

      All extensions of buildings (i.e. A/C units, pool pumps etc.) will be covered with plywood to protect from any debris. Bushes and small shrubs will be covered with protective frames and mesh to facilitate air flow and moisture. All ground surrounding building will be tarped to catch any debris. (i.e. screws, concrete, tile remnants) 

 

HOA and Resident Duties

 

      All exterior, resident owned property (i.e. tables, chairs, decorations) need to be moved to a safe, out of the way, location by resident or others. Sinclair Constructions will not be responsible for any damage. 

      Residents need to park away from the work area during working hours, so as not to impede workers and equipment. 

      Work areas will be cordoned off with caution flags, these are for workers only. Areas are not to be entered by any non-employee, unless clearance for entry or exit has been acknowledged by ground crew and safe passage is granted. This is not a request but necessary for everyone’s safety.

HOA Responsibility

      Information will be sent to each resident, at least 3 days in advance, informing them of when their building is scheduled to be worked on. 

      All units being worked on need to be landscaped appropriately, lawns cut to the lowest height, so as not to mask debris that may fall outside of tarps. Screws and impossible to see and magnet sweep in tall, unkept grass.

Safety

 

      All work areas will be cordoned off with safety posts and flags. No entry except Sinclair Construction employees unless granted entry and exit by employee. 

      Ground personnel will be in place to visually monitor falling debris and assist any resident needing access to their home.  

      Magnetic sweep on grounds shall be done several times daily and at the end of every work day.  

      Sinclair Construction strives for efficiency and customer satisfaction. If there are any issues that arise, (i.e. flat tire, torn screen, damaged landscaping, etc.) please inform the Project Manager on duty so that we can rectify these issues as soon as possible. 

      Rooftop worker safety will be maintained with safety ropes and harnesses in areas deemed a steep slope. Low slope roofs are not applicable, due to tripping hazards, unless working within 6’ of roof eave. 

      Ground crew will have hard hats for crew and available for anyone needing access to the work zone.  

      Traffic may be impeded due to motorized equipment. A flag man shall be posted when Telehandler is in motion to guard against anyone being on blindside of telehandler. 

      Telehandler will be used with a refuse box for removal and disposal of roof tile and debris. 

      At no time will debris be thrown directly to the ground 

      At the end of every work day, post and flags will be moved out of the way for foot traffic and road traffic but will still surround the work area perimeter. No entry permitted after work hours.

Procedures

 

      Tile removal will be done using proper tools and equipment 

      Tile will be safely removed with a telehandler and refuse box. All tile will be disposed of in a refuse container. 

      Roofing underlayment and other debris will be safely removed and disposed of using the telehandler with refuse box and disposed of in a separate refuse container. Concrete tile is to be recycled and cannot be commingled with other materials. 

      Once roof substrate is exposed we will inspect for defects(i.e. dry rot, cracks and/or breakage). 

      Any substrate deemed damaged will be removed and replaced with the same type and thickness as the existing substrate. 

      All substrate will be nailed to rafters according to Florida Code. 

      After inspection and replacements, securing substrate installed, #30 felt will be installed around eaves of roof and pre-primed drip edge will be nailed to Florida Code 4”oc staggered pattern. 

      Polyester faced tile underlayment will be installed over entire roof to keep dry 

      Birdstop will be installed across eaves of roof over tile underlayment. Sandwiching drip edge, underlayment and Birdstop for water tight seal. 

      Wooden battens will be installed at the tile manufacturers specifications (if applicable to roof pitch requirements) 

      Hip and Ridge flashings will be installed using industry standard fasteners and sealants 

      Roofing tiles will be shuttled up to the roof using a telehandler and stacked across to expedite installation of the roof. 

      Roofing tiles will be installed using industry standard fasteners and adhesives. 

      Hip and Ridge tiles will be installed using industry standard fasteners

      Hip and Ridge tiles will be mortared with color matching mortar up all hips and across all ridges.

      Final cleanup will be done and a magnet sweep around the entire building
